October 10, 2005 To: Gary Patterson Re: Desert Crossing Shopping Center, Palm Springs California Dear Gary: We are very pleased to experience the drastic reduction in our energy costs at Desert Crossing Shopping Center. With the instillation of the new photocells and lighting controls we are able to qualify for the AL2 rate reduction form Southern California Edison. We are experiencing all of the advantages you had mentioned by installing the maintenance free photocells as well as a reduction of over $2,100 per month in our energy costs. This savings translates directly to the bottom line profitability of the shopping center. We are able to identify one additional meter location which will qualify for another $1,000 per month reduction and as soon as we can isolate it to night lighting only. We are anxious to have this complete as soon as possible. Another unforeseen advantage we experienced was that during the inspections we determined that a tenant had tapped into a common area panel and was using common area power. By correcting this situation we further reduced the energy costs $150.00 per month.
